New-build development – Contemporary villas on the Route de Tahannaout in Marrakech

Situated on the Route de Tahannaout, approximately 20 minutes from the airport and 25 minutes from the Medina, this new-build development comprises a limited collection of 20 contemporary villas set within a 4.4-hectare olive grove, with the Atlas Mountains as a backdrop.

The estate has been designed around low residential density, with plots ranging from approximately 1,200 to 2,700 m², private roads and extensive landscaping. Two villa designs are available.

The first type offers approximately 400 m² of living space, with four suites, a swimming pool and a garden, on a plot starting at 1,200 m². Three suites are situated on the ground floor with access to the outdoor areas, whilst the master suite enjoys a more private space on the upper floor.

The second layout offers approximately 500 m² of living space, 5 suites, a swimming pool and a garden, on plots from 2,000 m². The design also prioritises a south-facing orientation and views of the Atlas Mountains.

The architecture combines contemporary lines with Moroccan materials: tadelakt, zellige, cedar, Taza stone and microcement, in a mineral-inspired colour palette drawn from Marrakech.

Owners will also benefit from an 800 m² wellness centre, situated on a dedicated 4,000 m² plot, featuring a heated indoor pool, a hammam, a cold plunge pool, a treatment room and a yoga and exercise studio.

Construction is currently underway. The show home is scheduled for the first quarter of 2027, with the first handover scheduled for the third quarter of 2027, and the development due to be completed in phases by the second or third quarter of 2028.
