What rental yield should you target in Marrakech?
There is no single yield target that applies to every property. Area, property type, positioning, operating model, expenses and purchase price must be analysed together.
Should you calculate gross or net rental yield?
Gross yield allows a quick comparison, but net operating return is more useful for decision-making because it includes the entered costs and management. It is still calculated before personal taxation, financing costs and any items not entered.
Are short-term rentals always more profitable than long-term rentals?
No. Short-term rental can generate more turnover, but it also involves more vacancy, management and variable costs. The right choice depends on the property and its actual market.
Calculation method
What ‘net return’ means in this calculator
The calculator computes a net operating return: it starts with the invested capital and deducts the fixed costs entered as well as the management or concierge commission entered. It does not calculate your personal taxation, loan interest, borrower insurance or costs that have not been entered.
For short-term rentals, the result depends directly on the number of nights sold per month. Platform commissions, cleaning, linen and other variable costs must be included in your assumptions when they are not already covered by the management percentage.
