Sale and purchase fees
The term is useful but imprecise: the majority of the sums paid do not constitute the notary’s fees. They mainly consist of duties, taxes and administrative charges paid to the authorities.
For a standard purchase of a built property in Morocco, the buyer should generally budget for total costs of between 6.5% and 8% of the purchase price, excluding estate agent’s commission and bank financing. For undeveloped land or a transaction requiring additional formalities, the total cost may be higher.
These figures are provided for guidance only. The solicitor will draw up the exact statement of account based on the nature of the property, the price, the title deed, the financing, the registrations to be made and the regulations in force at the time of signing.
These are levied by the tax authorities upon registration of the deed. As a guide, the standard rate is 4 per cent for the purchase of a built property and 5 per cent for undeveloped land, subject to the exact nature of the transaction.
