Sell my property in Marrakech

Finding the right estate agent to market your property

Selling a villa, a flat, a riad or a plot of land in Marrakech is not simply a matter of placing an advert. The outcome depends on the asking price, the quality of the property file, the presentation of the property, the choice of channels and the ability to identify genuinely committed buyers.

Cameron supports owners looking for a property agency in Marrakech capable of safeguarding the value of their property without overexposing it. Each marketing campaign is built around the property itself, its location, its documentation, its level of rarity and the seller’s actual objective.

Our work involves ensuring the property is immediately understandable, anticipating questions, organising productive viewings and negotiating on a clear basis. A structured approach improves the quality of enquiries and safeguards the property’s market positioning.

Property valuation in Marrakech

Get your property valued before putting it up for sale

Having your property valued in Marrakech helps to distinguish between its intrinsic value, the asking price and the likely negotiation range. This analysis prevents the property from being put on the market at a price that is too high, too low or impossible to justify to an informed buyer.

Cameron’s analysis is not based solely on an average price per square metre. It examines the micro-location, the immediate surroundings, floor areas, build quality, any works carried out, specifications, legal status, service charges and genuinely comparable properties.

Property sales in Marrakech

Make the property appealing without trivialising it

Advertising is not an end in itself. It must serve the agency’s positioning, confidentiality and the quality of enquiries.

Public release

Controlled visibility

Publish on the appropriate channels, using the same price and tone to avoid conflicting adverts.

Confidential sale

Off-market approach

Viewings are restricted to selected buyers where the owner does not wish to advertise their property publicly.

Network

Local and international buyers

Activation of the buyer database, direct contacts and partners when their involvement genuinely contributes to the sale.

Viewings

Each viewing is preceded by a discussion regarding the budget, the project, the criteria and the decision-making timeline.

Selling in Marrakech by property type

Whether it’s a villa, flat, riad or plot of land: each market has its own criteria

Pricing, marketing messaging and buyer profiles vary depending on the property.

Villa

Selling a villa in Marrakech

Land, architecture, construction, gardens, swimming pools, views, the residential area, accessibility and quality of life are key factors in determining value.

Flat

Selling a flat in Marrakech

Address, building, floor, lift, terrace, parking, service charges and owners’ association fees directly influence the price.

Riad

Selling a riad in Marrakech

Access, the Medina district, building structure, planning permission, renovation and commercial potential must be documented.

Land

Selling a plot of land in Marrakech

Title, purpose, zoning, access, utilities, easements and feasibility determine the target market and marketing strategy.

02

Recent title deed and information on registered charges

03

Condominium regulations, service charges and minutes for a flat

05

Identity documents, marital status and any powers of attorney

06

Tax-related documents, proof of building work and useful banking information

Sale and purchase fees

Understanding what ‘notary fees’ actually cover

The term is useful but imprecise: the majority of the sums paid do not constitute the notary’s fees. They mainly consist of duties, taxes and administrative charges paid to the authorities.

For a standard purchase of a built property in Morocco, the buyer should generally budget for total costs of between 6.5% and 8% of the purchase price, excluding estate agent’s commission and bank financing. For undeveloped land or a transaction requiring additional formalities, the total cost may be higher.

These figures are provided for guidance only. The solicitor will draw up the exact statement of account based on the nature of the property, the price, the title deed, the financing, the registrations to be made and the regulations in force at the time of signing.

01 Registration fees

These are levied by the tax authorities upon registration of the deed. As a guide, the standard rate is 4 per cent for the purchase of a built property and 5 per cent for undeveloped land, subject to the exact nature of the transaction.

Usually payable by the buyer
02 Land conservation

These fees cover the registration of the transfer and land registry formalities. A fee of approximately 1.5 per cent of the purchase price, supplemented by fixed fees depending on the transaction, is commonly used as a guide.

ANCFCC fee scale to be confirmed depending on the formality
03 Notary’s fees

Their fees cover the drafting of the deed, checks, management of funds and handling of formalities. Depending on the price and complexity of the transaction, these fees often amount to between 0.5 per cent and 1.5 per cent excluding tax, plus the applicable VAT and disbursements.

A detailed quotation must be requested from the solicitor
04 Out-of-pocket expenses and administrative fees

Certificates, copies, stamps, powers of attorney, translations, legalisation, surveyors’ reports or technical documents may be required. These vary considerably depending on the case and are generally quoted for separately.

Amount varies depending on the number of rooms and adjustments
05 Financing and mortgages

A mortgage may incur bank charges, insurance, a valuation and fees relating to the registration of the mortgage. These costs are not included in the purchase price for properties purchased without financing.

Only where the purchase is financed
06 Agency fees

The agency’s fees are separate from notary fees. At Cameron, the standard commission rate for a sale is 3 per cent of the sale price, unless otherwise agreed. The party liable for payment, the amount and the services provided are clearly specified in the mandate.

Contractual terms defined prior to marketing

For sellers

Calculate the net sale price before accepting an offer

The seller does not automatically bear all the above acquisition costs. However, they must allow for the fees set out in the agency agreement, capital gains tax where applicable, any mortgage release fees, outstanding amounts due to the owners’ association, and any costs associated with regularisation or bringing the property into compliance required for the sale.

The notary draws up a precise breakdown of the price, deductions and the balance due to the seller. This estimate must be prepared sufficiently in advance to avoid discovering the costs only at the time of signing.

Price ranges are provided for information purposes only and are subject to change and may vary depending on the nature of the property and the transaction. Only the statement of account issued by the solicitor and the relevant authorities shall be deemed authentic.

FAQ

Frequently asked questions about selling a property in Marrakech

Prices, agency mandates, documents, taxation, off-market sales and organising viewings.
