### A central location in the north of the Medina

Dar El Bacha, Mouassine and Riad Laarous form three sought-after micro-districts in the central north of the Medina. Dar El Bacha is characterised by its palace, now the Musée des Confluences. Mouassine lies at the heart of the souks and historic routes. Riad Laarous is close to the northern access points and Bab Doukkala. This central location attracts buyers of private riads and guesthouses.

Proximity alone does not imply that properties are equivalent: the walk from a car park, the width of the alleyway, the number of steps, the lighting and the presence of shops can all influence day-to-day use.

### Renovated riads, development projects and guesthouses

The market encompasses renovated riads with multiple bedrooms, heritage properties and houses that require full refurbishment. For properties already in operation, a clear distinction must be drawn between the value of the building, the furnishings, the business and the licences. Business accounts are no substitute for a property survey.

### The terrace and the surroundings

In this part of the Medina, terraces may offer views over the rooftops, but may also be exposed to overlooking neighbours, technical installations and noise. It is important to check the amount of sunlight, waterproofing, service access points and the potential for use that respects the neighbourhood.

### Key checks

- Walk the route from several possible car parks.

- Check the structure, damp levels, roof and utility connections.

- Identify the status of any work already carried out.

- Assess noise levels from souks, restaurants and terraces.

- For a guesthouse, examine licences, security and staff management.

These areas are well suited to a project seeking a central location and a strong identity; however, selection must be highly precise, as the quality of the derb can either enhance or diminish the value of the riad.

### Three names, several different access points

Dar El Bacha benefits from a strong cultural presence centred on the palace and its museum. Mouassine is more closely linked to the souks and pedestrian routes of the old town centre. Riad Laarous is closer to the northern entrances and Bab Doukkala. For a buyer, this translates into the car park used, walking time, the availability of shops and the level of evening activity.

A very central location may be ideal for a guesthouse, but less suitable for someone seeking a quiet retreat. Conversely, a more secluded derb can offer wonderful tranquillity, whilst making arrivals and maintenance more complicated.

### Compare the business and the property separately

When a riad is sold as part of an existing business, ask to see the licences, financial statements, contracts, booking channels and actual expenditure. Then assess the building independently: the number of comfortable rooms, staff circulation, kitchen, laundry facilities, storage, security and acoustics. Attractive décor does not compensate for a structurally unsound building or inadequate operational organisation.

### Dar El Bacha, Mouassine and Riad Laarous are not suited to the same use

Dar El Bacha is centred around its palace—now the Musée des Confluences—and highly sought-after streets. Mouassine is more closely linked to the souks and pedestrian routes of the old town centre. Riad Laarous is closer to the northern access points and Bab Doukkala. Although the distance between these areas appears small on a map, the car parks used, the foot traffic and the nightlife differ.

A buyer of a private residence might prefer a quiet, well-lit derb, whereas a guesthouse would be more likely to look for easy access, a recognisable address and a reassuring route for guests.

### The derb as a factor in value

The final approach to the riad must be made with luggage, in the evening and after the shops have closed. Check the width of the passageway, the steps, any covered walkways, the lighting and whether there are any noisy activities nearby. A beautiful building at the end of a difficult-to-access street may be difficult to run or resell.

Also enquire about how deliveries, waste disposal, technical maintenance and staff access are managed. These details determine day-to-day operations.

### Terraces, neighbourhood and acoustics

Terraces can offer lovely views over rooftops and minarets, but they are susceptible to overlooking neighbours, nearby kitchens, technical equipment and premises open to the public. Visit at the end of the day and identify neighbouring rooftops. Intensive use of a terrace must remain compatible with the neighbourhood.

Check the waterproofing, drainage, railings and service access points. A decorated terrace is not necessarily structurally sound.

### For a guest house, divide the process into four areas

- The building: title, structure, services, roofing and compliance of the works.

- The business: licences, any classification and safety requirements.

- Furniture and equipment: inventory, condition and ownership.

- Operations: accounts, staff, contracts and booking channels.

- Guest access: car park, luggage transfer and signage.

### Positioning and resale in the northern part of the Medina

A riad’s marketability depends heavily on access and the quality of the derb. A well-known cultural location can broaden demand, but a complicated route, constant noise or a very exposed terrace will reduce the number of potential buyers. To prepare for resale, retain plans, invoices, permits and technical documents relating to any work carried out.

A property that is currently being let must be presented with clear financial records, but the buyer must always be able to assess the property’s intrinsic value separately.

### Three central micro-sectors, three access strategies

Dar El Bacha is centred around the former palace, now the Musée des Confluences; Mouassine lies along the extension of the souks and historic routes; Riad Laarous is close to the northern access points and Bab Doukkala. This geographical proximity masks significant differences in parking, walking times, vibrancy and logistics.

For a guesthouse, a central location can enhance the guest experience, but factors such as arrivals, luggage, staff movements and noise must be considered. For a private residence, a derb set slightly back from the main street may offer greater peace and quiet, albeit at the cost of a longer journey to reach it. The choice should be based on how the property will be used, not on a prestigious name.

### Renovated riad: look behind the scenes

Ask for the history of any building work, plans and any available permits. Check the structure, damp, roof, drainage, electrical installations and safety. If the property is being sold as part of an existing business, separate the value of the building from that of the furnishings, the licence, the customer base and the contracts. A declared occupancy rate is not the same as a property valuation.
