### The Medina is a mosaic of micro-markets

Founded in the 11th century and listed as a UNESCO World Heritage Site, the Medina of Marrakech comprises the city walls, the souks, the Kasbah, the main squares and a multitude of residential neighbourhoods. From a property perspective, simply referring to the ‘Medina’ is not sufficient. Mouassine, Dar El Bacha, Riad Laarous, Kennaria, the Kasbah, Sidi Mimoun and the Mellah do not offer the same access, the same environment or the same buyer profile.

Two riads separated by just a few narrow streets can differ significantly in terms of distance to the car park, the width of the alleyway, the amount of natural light, the neighbourhood and noise levels. The immediate neighbourhood must be explored on foot, both during the day and in the evening, following the same route that the occupants, staff or guests will use.

### Understanding a riad properly

The advertised floor area alone does not reflect the quality of a riad. It is essential to understand the proportions of the courtyard, the layout of the bedrooms, the flow of movement around the galleries, the ceiling heights, the terrace, the kitchen, the utility rooms and the service areas. Attractive décor can mask structural issues, problems with waterproofing, damp or the building services.

For a renovated property, you should ask what has actually been refurbished: the roof, foundations, drainage, electricity, plumbing, waterproofing and air conditioning. For a renovation project, the budget depends on the survey, access to the site, the standard of finish and the constraints associated with the historic building.

### Private residence or tourist accommodation

A family-run riad and a guest house are not analysed in the same way. For a commercial property, the buyer must distinguish between the building itself, the furnishings, the business activity, the licences and any existing contracts. The mere presence of bedrooms is not sufficient to guarantee that the property can be operated as a business. Safety, evacuation, reception facilities, a professional kitchen and administrative compliance must be assessed with the relevant professionals.

### Essential checks

- Compare the title deed, boundaries and floor area with the actual building.

- Have the structure, damp, roof, waterproofing and service connections inspected.

- Measure the actual distance to the car park and assess delivery constraints.

- Check the work carried out and the available administrative information.

- Distinguish between the property’s potential and its commercial potential.

### The derb, access and logistics are all part of the property

Within the Medina, location is not merely a question of distance from Jemaa el-Fna. You must time the journey from the point where a taxi can actually set down passengers, assess the lighting in the derb, the width of the passageways and the traffic of carts or two-wheelers. For a private residence, this route must be convenient for everyday use. For a guesthouse, it must be easy for a first-time guest to follow and accessible with luggage.

The logistics of building works deserve the same attention. The removal of rubble, the supply of materials to the site, the delivery of furniture and future maintenance can incur very different costs depending on access. A project that looks attractive on paper can become a major hassle if every task requires significant handling.

### What a proper due diligence check for a riad should include

Beyond the title and the seller’s identity, it is essential to reconcile the legal boundaries with the actual building, understand shared walls and identify any alterations made to the patio, terraces or interior spaces. An architect or technician must examine cracks, pressure on the walls, rising damp, waterproofing and drainage systems. For an already operational property, licences, safety equipment, staff arrangements and the actual nature of the business must be assessed separately from the property’s value.

The Medina rewards precision. Compare the micro-districts in our guide to[Marrakech’s neighbourhoods](https://www.cameron-marrakech.com/en/neighbourhoods-of-marrakech/) and discover [riads for sale in Marrakech](https://www.cameron-marrakech.com/en/riad-for-sale-in-marrakech/).

### A historic city, not a single property district

The Medina of Marrakech, a UNESCO World Heritage Site, comprises very different areas centred around the souks, the Kasbah, the Mellah, Bab Doukkala, Riad Laarous and the city gates. A riad’s location cannot be defined simply by its distance from Jemaa el-Fna. The walk from the most convenient gate, the width of the alleyway, the presence of steps, the lighting, local shops and the passage of carts all determine how the property is used on a day-to-day basis.

A central location in the tourist area can be an asset for a guesthouse, but it can also generate noise and complicate deliveries. Conversely, a predominantly residential area offers peace and quiet but may be less accessible for visitors. It is therefore essential to choose the micro-location based on the specific project.

### Assess the building before considering the décor

A renovated riad must be assessed as an old building. The key points to check are the structure, party walls, damp, the waterproofing of terraces, drainage, utility connections and ventilation. Zellige or tadelakt finishes provide no information about the foundations, floors or any repairs carried out. Ask for the plans, any available permits and the history of the work.

Following the restoration work carried out in the Medina after the 2023 earthquake, it is particularly important to distinguish between cosmetic repairs and structural work. An independent survey and an inspection of neighbouring buildings can help ensure that risks are not underestimated.

### Private residence versus tourist accommodation

For a private residence, privacy, the neighbourhood, the amount of sunlight on the patio, ease of maintenance and staff access are more important than the theoretical number of bedrooms. Some small, old rooms do not meet current standards of comfort.

For a tourist business, one must look beyond the number of rooms: staff circulation, laundry facilities, storage, kitchen, security, evacuation routes, guest check-in procedures and administrative compatibility must be assessed separately from the decorative quality of the riad.

### Essential checks

- Compare the title deed, boundaries and floor area with the actual building.

- Have the structure, damp, roof, waterproofing and utility systems inspected.

- Walk the route from the car park with luggage at different times of day.

- Check any work carried out, permits and shared boundaries.

- Make a clear distinction between the purchase of the property and the acquisition of a tourism business.

### A World Heritage Site that requires a building-by-building assessment

The Medina of Marrakech is a UNESCO World Heritage Site. Its significance lies in its historic urban fabric, comprising ramparts, monumental gates, the Kasbah, mosques, gardens, palaces, madrasas and souks. This heritage value does not mean that all riads are the same. The derb (alleyway), access from a gate, the neighbourhood, the structure and the history of the building work all result in significant differences.

The first inspection should begin at the car park, following the route actually used by the occupants, luggage, tradespeople and deliveries. The second should focus on the building itself: load-bearing walls, party walls, damp, rainwater drainage, the roof, the patio, floors and ventilation. Following the 2023 earthquake, it is essential to ask what work has been carried out, by whom and with what supporting documentation, taking care not to confuse cosmetic repairs with structural reinforcement.

### Private residences and guest houses: two distinct evaluations

A private residence is assessed on the basis of privacy, natural light, thermal comfort, circulation routes and ease of maintenance. A guest house also requires an operational analysis: licences, safety, evacuation, storage, laundry facilities, kitchen, staff movement, guest access and the neighbourhood. Operating accounts and online reputation are no substitute for a thorough inspection of the land and the building.
