### The Mellah, a historic district in the south of the Medina

The Mellah of Marrakech was established in the 16th century. It is situated to the south of the Medina, close to the Bahia Palace, the El Badi Palace and Place des Ferblantiers. Its urban fabric combines shopping streets, markets, places of historical significance and residential areas. Access from Jemaa el-Fna is via the streets leading to Riad Zitoun, though ease of access depends on the specific address.

The neighbourhood should not be judged solely on the basis of its heritage. Some streets are very lively, whilst others are quieter. The quality of the buildings and the condition of the houses vary considerably.

### Traditional houses and renovation projects

You will encounter riads that have already been renovated, traditional houses and properties requiring extensive refurbishment. An attractive price may conceal a dilapidated structure, complex legal restrictions or a site that is difficult to access. Before costing a renovation, you need to have a survey, a structural assessment and a clear understanding of the title deeds.

### What kind of project?

The Mellah may suit a characterful residence, a tourism project or a heritage acquisition close to major monuments. The potential depends on the street, the terrace, access and the level of renovation. Any commercial use must be assessed against the same administrative and technical requirements as in other areas of the Medina.

### Key considerations

- Exact street address, commercial activity and noise levels.

- Access to car park and logistics of the works.

- Structure, damp, roofing and drainage.

- Consistency between title deeds, boundaries and existing buildings.

- Quality of the neighbourhood and resale potential.

The Mellah offers a strong sense of identity and a rare proximity to historic palaces. It nevertheless requires careful selection, as there can be significant differences in quality between neighbouring streets.

### A neighbourhood to be explored street by street

The proximity to the Bahia Palace, the El Badi Palace and Place des Ferblantiers generates significant tourist and commercial footfall. The main streets, the thoroughfares leading to Riad Zitoun and the residential alleyways do not all offer the same tranquillity or ease of access. Allocate several hours to explore the route and observe ground-floor activities, deliveries, markets and shops closing for the evening.

The ongoing regeneration of the neighbourhood and its rich heritage enhance its appeal, but do not obviate the need for a very detailed analysis of the buildings. The houses may have undergone successive alterations, which can sometimes be difficult to interpret without precise surveys.

### Estimating the cost of a renovation in the Mellah

Before setting a budget, have the load-bearing walls, floors, drainage systems, roofs and damp levels inspected. Add the cost of logistics, the protection of historic features and any hidden repairs that may be required. To merge several plots or carry out a major reorganisation of a property, legal and physical feasibility must be established before any commitment is made.

### A historic neighbourhood combining heritage, markets and palaces

Situated to the south-east of the Medina, the Mellah lies close to the Bahia Palace, the El Badi Palace and Place des Ferblantiers. Its Jewish heritage remains evident through the Slat Al Azama synagogue, the cemetery and certain aspects of the urban fabric. The neighbourhood combines residential areas, shops, markets and tourist routes; it should not be reduced to a mere extension of the Jemaa el-Fna area.

While the proximity to these monuments may support tourist activity, pedestrian traffic, markets and deliveries create very different atmospheres depending on the street.

### Micro-location and arrival experience

Some properties are close to the gates and car parks, whilst others require a longer walk through the shopping alleys. Test access in the morning, during market hours and in the evening. Assess cleanliness, lighting, odours, passage width and the feasibility of carrying luggage or materials.

A bustling entrance may reassure visitors during the day, though it can become noisy. A secluded alleyway may offer more privacy but will require signage and guidance.

### Renovation and relationship with neighbouring buildings

Houses may have undergone multiple alterations. Examine party walls, load-bearing walls, floors, damp and roof repairs. Neighbouring buildings, which may be very old or partially occupied, can affect stability, waterproofing and the feasibility of building works.

Ventilation is particularly important in low-ceilinged rooms and narrow patios. Do not confuse natural coolness with persistent damp.

### Private or tourist project

- For a private residence: privacy, tranquillity, natural light and daily access.

- For a guest house: access, security, staff movement and storage.

- For a renovation: plans, planning permission, structural integrity and site logistics.

- For the terrace: views, waterproofing, noise and neighbourhood usage.

- For any property purchase: title, boundaries and consistency between documents and the building.

### How the commercial environment affects a riad

The presence of markets and shops can make daily life and shopping easier, but it affects noise levels, odours, deliveries and the cleanliness of certain streets. A riad situated near a busy thoroughfare should be viewed early in the morning and at the end of the day. For a guesthouse, the hustle and bustle can be an asset; for a quiet residence, it can become a nuisance.

Ask whether neighbouring shops use their terraces, courtyards or rooftops for technical installations.

### A historic neighbourhood with a strong commercial identity

The official guide to Marrakech notes that the Mellah was established in 1558 during the Saadian dynasty and that it still features landmarks such as the spice souk, the tinsmiths’ square and the synagogues. This rich historical and commercial character creates an experience distinct from other parts of the Medina.

Proximity to the souks, the Bahia Palace, Tinsmiths’ Square and the southern entrances can be an asset for a tourism project, but this also means that factors such as noise, deliveries, odours, foot traffic and vehicle access must be assessed. A street that is very busy during the day may be quiet in the evening, or vice versa: several site visits are necessary.

### Renovation and conservation of buildings

Houses may feature complex structures, historic party walls and successive alterations. Have the stability, damp, utility systems, roofs and structural repairs assessed. Heritage features must be preserved where appropriate, but their decorative value must not overshadow the technical work required. For a guest house, you’ll also need to look into planning permission and operational traffic arrangements.

The Medina of Marrakech, a UNESCO World Heritage Site, is home to a wide variety of markets. When it comes to a riad, the derb, access, structure, terrace and administrative status take precedence over the name of the neighbourhood alone.
