### Majorelle, a district defined by an international cultural hub

The Majorelle district centres on the Majorelle Garden, the Pierre Bergé Museum of Berber Art and the Yves Saint Laurent Museum. It extends north-eastwards from Guéliz whilst retaining a more residential character. This reputation attracts an international clientele, but it also generates a flow of visitors, taxis and vehicles during opening hours.

Property values depend on the actual distance from the museums, but also on the ability to maintain peace and quiet and secure parking. Being very close to the Garden can be a selling point, without necessarily being the best choice for a main residence.

### Flats and townhouses

The market encompasses flats in older and newer blocks, a few houses and small residential buildings. Properties with a terrace, good aspect and parking are in high demand. In older blocks, the renovation of communal areas and service networks must be taken into account. In newer developments, service charges, build quality and tenancy regulations are important factors.

### Use and demand

Majorelle may be suitable as a cultural pied-à-terre, an urban residence or a furnished let. Rental potential must be assessed without confusing tourist footfall with operating licences. The co-ownership structure, lift, access and soundproofing directly influence how easy the property is to let and resell.

### Key points to check

- Footfall and traffic on the specific street.

- Private parking or viable parking solutions.

- Condition of the block of flats and quality of the communal areas.

- Orientation, views and neighbouring development projects.

- Rental regulations and permitted use of the building.

Majorelle is an attractive location, but a good purchase depends on striking a balance between proximity to cultural amenities, tranquillity and the quality of the building.

### Cultural activity is transforming life on certain streets

The Majorelle Garden and the Yves Saint Laurent Museum attract a steady stream of visitors. This popularity boosts the area’s appeal, but it can also lead to queues of taxis and coaches, heavy foot traffic and pressure on parking spaces. A few streets further on, the atmosphere returns to a residential one. Therefore, it is advisable to view the property during museum opening hours and again in the evening.

The area marketed as ‘Majorelle’ is sometimes described more broadly in property listings, so be sure to assess the actual walking distance, the number of roads you will need to cross and the quality of the route. A flat that is nearby but situated on a quiet street may be a better choice than one directly exposed to the tourist hub.

### Criteria for a property that retains its appeal in the long term

Natural light, a lift, parking, a usable terrace and the quality of the owners’ association remain key factors. In a cultural area, the décor may be appealing at first glance, but it must not overshadow the acoustics, ventilation, utilities and service charges. For a rental project, check the building’s regulations and choose a property suited to genuine demand, not just the neighbourhood’s image.

Compare Majorelle with Guéliz and other [central districts of Marrakech](https://www.cameron-marrakech.com/en/neighbourhoods-of-marrakech/), then browse the [flats for sale](https://www.cameron-marrakech.com/en/flat-for-sale-in-marrakech/).

### The garden and museums form the backbone of a highly visible micro-area

The Majorelle Garden and the Yves Saint Laurent Museum are major landmarks in the north-east of Guéliz. The number of visitors they attract gives the area a strong cultural identity, but also creates a constant flow of taxis, coaches and visitors around the entrances. A few streets further on, the atmosphere can become residential again and much quieter.

To truly appreciate the area, one must distinguish between the immediate tourist hub, the streets leading into Guéliz, and the more residential zones near Rouidate. Proximity alone is not enough: the direction of travel and access by car can dramatically alter the experience.

### Flats, small villas and mixed-use buildings

The area combines older flats, newer residential blocks, small villas and buildings converted into offices or shops. In older blocks, check the utility systems, the lift and the communal areas. In newer properties, examine the acoustics, the quality of the façades and the management of the facilities. For a villa, check the potential for conversion as well as parking facilities and the neighbourhood.

Ground-floor units may be used for commercial activities, so enquire about opening hours and licences, as a restaurant or wellness centre could affect the peace and quiet of the building.

### Tourist pressure and residential use

Proximity to a popular tourist attraction may be beneficial for a furnished let or a second home, but it does not guarantee that tourist use is permitted. The co-ownership regulations and access control remain key factors. For a main residence, check the street during museum opening and closing times.

A flat overlooking a courtyard or a side street can offer a good balance between a central location and peace and quiet. However, you should check the natural light, particularly on the lower floors.

### Points to note during viewings

- Tourist footfall, parking and drop-off points around the building.

- Commercial activities on the ground floor and in neighbouring buildings.

- Orientation, natural light and views from the main rooms.

- The condition of the block, car park and lift.

- Rules governing letting and the reception of visitors.

### The right comparable property is not always “near Majorelle”

Proximity to the garden is often cited as a selling point across a very wide area. Compare the actual walking distance, the street, the aspect and the quality of the building. A flat a ten-minute walk away on a quiet, well-managed street may be a better option than a property right next door that is subject to tourist traffic.

The property’s practical value also depends on its links to Guéliz, local amenities and ease of parking, not just on the monument’s fame.

### A micro-market influenced by a major cultural hub

The Majorelle Garden and the Yves Saint Laurent Museum are international landmarks that attract a significant daily influx of visitors. The property market around these attractions lies at the junction between Guéliz, Rouidate and the northern residential neighbourhoods. Proximity to the garden alone is not enough: one must also consider coach traffic, parking, queues and commercial activity on a street-by-street basis.

Properties include flats, houses and small villas, often situated within a more diverse urban fabric than the centre of Guéliz. A quiet street behind the cultural hub may offer attractive residential potential; a property directly facing tourist footfall operates on a different basis.

### What makes a flat in Majorelle easy to sell

Natural light, ground-floor level, parking, a lift, quiet bedrooms and the quality of the owners’ association remain essential. When renting, check the building’s rules and avoid overpaying for a symbolic proximity that does not actually enhance the property’s practicality. A view or secure access is worth more than a mere marketing address.
