**How does buying property in Marrakech work?**

A sound property purchase in Marrakech starts before the first viewing. Define the intended use, total budget and two or three suitable areas, then compare genuinely comparable properties. Once a property is identified, verify the owner, land title or legal status, floor areas, relevant permits, charges and any mortgages before negotiating and formalising the offer. The notary secures the deed and legal formalities, but does not replace price analysis or a technical review of the property. At Cameron, we would rather eliminate an inconsistent file early than try to repair it at the signing stage.

**What budget should I allow to buy in Marrakech?**

The right budget in Marrakech is never just the asking price. Think in terms of the full acquisition cost: purchase price, notarial and administrative costs, agency fees, financing if any, works, furnishing and a safety reserve. This matters when comparing, for example, a recent apartment in Guéliz with a villa needing upgrades or a riad where renovation can reveal surprises. Two properties listed at the same price can therefore require very different amounts of cash after completion. A titled, well-documented and simply financed property can move quickly, while a mortgage, power of attorney, regularisation issue or missing document can extend the schedule. **Can I offer below the asking price?**

Yes. In Marrakech, the asking price is a marketing position, not proof of value. The realistic negotiating margin depends on the area, the property’s true quality, required works, time on market, scarcity and, above all, the seller’s motivation. A lower offer can make sense when supported by relevant comparables or objective defects; the same number sent without reasoning can simply close the conversation. On a rare, correctly priced property, spending weeks trying to save a few percentage points can also be poor strategy. Good negotiation aims for the right price, not automatically the lowest possible price.

**Which documents should I ask for before making an offer?**

At a minimum, identify the owner, the land status, the legal description of the property and any known charges or constraints. Depending on the property, other documents become essential: plans, permits, co-ownership documents, mortgage status, planning information or technical records. Some stages can be handled remotely, particularly with a properly prepared power of attorney and the appropriate checks. Yes. Foreign buyers can acquire many types of property in Marrakech, including apartments, villas and riads, subject to the legal position of the specific asset. The key issue is therefore not simply the buyer’s nationality: title, ownership, charges, permits and any restrictions must be checked, particularly for certain agricultural plots or land with a special status. A titled apartment in a condominium and a plot outside the city are not handled in the same way. No-resident buyers should also structure the transfer of funds correctly and keep the supporting documents needed to preserve a clear audit trail for the investment.

**Do I need to open a Moroccan bank account to buy?**

The banking setup depends on your circumstances and on how the funds are transferred. For a non-resident, traceability of foreign currency and transfer evidence are important, particularly to facilitate a possible future repatriation of funds on resale. A power of attorney can be used in certain situations provided it is drafted and formalised correctly for the acts to be carried out. **How can I secure the transfer of money from abroad?**

For a non-resident buyer, the audit trail is as important as the transfer itself. Payments should be organised with the bank and notary from an identified account, with the appropriate evidence of origin and purpose of funds. Keep transfer confirmations, bank certificates and foreign-exchange documents linked to the acquisition. In practice, we avoid improvised structures or fragmented payments with no clear documentary logic: what appears easier on payment day can become much harder during a later check, resale or transfer of proceeds. The payment route should be validated in advance with the professionals actually handling the transaction.

**What are the notary costs in Morocco?**

The expression “notary costs” actually covers several items: registration duties, Land Registry costs, notary fees, VAT on fees, disbursements and formalities. For a standard purchase of a built property, Cameron generally uses an indicative overall allowance of around 6.5% to 8% of the purchase price, excluding estate agency fees and bank financing; land or unusual files can differ. This is useful for budgeting but it is not a quotation. The exact figure depends on the transaction and should be confirmed by the notary. **How much should I add to the purchase price in Morocco?**

You need to add costs linked to the deed, land registration, professional fees and, depending on the case, financing or agency fees. Then come expenses that do not appear in the deed: works, furniture, moving or preparing the property for rental. The correct calculation is therefore “property price + acquisition + setup costs + reserve”.

**Who pays estate agency fees in Marrakech?**

There is no practical rule that should be assumed for every transaction: the liable party and amount must be made clear before commitment. At Cameron, the reference rate for a sale is 3% of the sale price unless a different arrangement or specific transaction is set out in writing. The key is not to compare asking prices without adding the fees actually payable and understanding what they cover. A useful agency should do more than open a door: selection, file qualification, coordination, negotiation, information gathering and support through completion are part of the expected value. The mandate or commercial document should state clearly who pays what.

A villa combines land, built area, architectural quality, technical condition, garden, pool, orientation, security, access and surroundings. **What is the best area of Marrakech to buy in?**

There is no universal “best area” in Marrakech; the right location depends on how the property will be used. For a central apartment and a walkable lifestyle, Guéliz and Hivernage are often shortlisted. For a villa, Amelkis, Al Maaden, parts of the Palmeraie and the outer roads follow very different logic: golf, land size, peace, distance from the centre and budget. For a riad, the exact micro-location inside the Medina can matter more than the neighbourhood name. The better method is to define the use first — home, pied-à-terre, income or resale — then compare two or three areas that genuinely serve that use rather than buying a famous address by reflex.

**Guéliz or Hivernage: where should I buy an apartment?**

Guéliz and Hivernage are close geographically but they do not serve exactly the same brief. Guéliz is generally more urban, lively and practical day to day, with shops, restaurants and diversified rental demand. Hivernage has a more premium residential and hotel-led image, with value highly sensitive to the residence, street and building quality. In both areas, a few hundred metres can materially change noise, access, parking and rental appeal. We therefore never choose between Guéliz and Hivernage on price per square metre alone: floor, terrace, parking, orientation, condominium quality and micro-location may have a greater impact on the decision.

**Palmeraie, Amelkis or Al Maaden for a villa?**

These three areas are not interchangeable. Amelkis and Al Maaden attract buyers looking for a golf environment, security and a relatively understandable resale market, although quality varies significantly by residence and internal position. The Palmeraie has a more iconic identity and can offer large plots, but distances, maintenance and the wide variation between properties require a closer file-by-file review. The real choice should include actual travel time to your daily destinations, the amount of land you need, running costs and your resale strategy. A spectacular villa that does not fit the way you live can quickly become a poor acquisition.

**How can I know the real price per square metre in Marrakech?**

A city-wide price-per-square-metre average can be a reference in Marrakech, but rarely a reliable valuation on its own. Compare the same property type in the same micro-area, with similar residence quality, condition, floor, view, terrace, parking and legal position. For villas, price per square metre is even less decisive: land value, garden, pool, architecture, age and location can outweigh internal floor area. The strongest indicator is a set of recent properties that genuinely compete with the one being analysed. A broad “Marrakech average” may feel reassuring, but it can just as easily lead to the wrong negotiation or valuation.

The easiest properties to resell are not necessarily the most spectacular; they are usually the ones that appeal to several buyer profiles. A good location, straightforward layout, market-appropriate size, parking where expected, clear documents and realistic pricing reduce friction. By contrast, a highly personalised property, an outlying location with no compensating advantage, or a home that is expensive to maintain may require a much more specific buyer. **What rental yield can I target in Marrakech?**

There is no single rental yield that every Marrakech investor should target. A gross yield can look attractive before deducting vacancy, management, condominium charges, maintenance, furniture, consumables, insurance, taxation and equipment replacement. Short-term rental can generate more turnover but also more seasonality and operating costs; long-term rental is often more predictable but follows a different income profile. Never rely on a listing that simply says “buildable land”. In and around Marrakech, the land status, designated use, applicable planning rules, easements, access and realistic utility connections all need to be checked together. A VNA/AVNA or a promise that the use will change does not automatically mean your specific project will be permitted. Before making an unconditional offer, obtain the relevant planning information and confirm what can actually be built: footprint, height, setbacks, density and use. Land value only makes sense once the useful development rights are understood.
