Which is the best area of Marrakech for buying a flat?+
Guéliz, Hivernage, Majorelle, Victor Hugo, Camp El Ghoul, Agdal and Prestigia frequently appear in buyer searches. The right choice depends on budget, intended use, parking needs, service charges and the exact street. A well-positioned flat in a sound residence is generally preferable to a prestigious address in a poorly managed building.

Which area should you choose when buying a riad in Marrakech?+
The Medina must be read by micro-area: Mouassine, Dar El Bacha, Riad Laarous, Kasbah, Sidi Mimoun and Mellah do not offer the same access or atmosphere. For a riad, distance from parking, structure, terrace, permissions and operating potential matter as much as the neighbourhood name.

Where should you buy a villa in Marrakech?+
For a villa in a secure estate or on a golf course, look at Amelkis, Al Maaden, Prestigia, Noria, Argan and Samanah. For a large property, the Palmeraie, Bab Atlas and the roads to Ourika, Fez or Amizmiz offer more space. For a family main residence, Targa can be more practical.

Guéliz or Hivernage: what is the difference?+
Guéliz is more commercial, urban and geared towards everyday life. Hivernage is more closely associated with hotels, high-end residences, broad avenues and nightlife. Both are central, but the street, residence and aspect remain decisive.

Which areas of Marrakech are the most tourist-oriented?+
The Medina, Mellah, Kasbah, Sidi Mimoun, Guéliz, Hivernage and Majorelle contain a large share of the city’s attractions and accommodation. The Palmeraie, Agdal and the outer roads also host many hotels, villas and resorts, but are more car-dependent.

Which areas are best suited to year-round living in Marrakech?+
Guéliz, Victor Hugo, Camp El Ghoul, Semlalia, Agdal and Targa generally offer easier everyday living thanks to shops, schools, services and transport routes. The decision should still be made at street level and against the real journeys you will make.

Is the Palmeraie close to central Marrakech?+
The Palmeraie begins at the edge of the city but covers a very large territory. Two properties marketed as “Palmeraie” can have very different access times. Always verify the exact location, road quality and journey times during busy periods.

Can neighbourhoods be compared only by price per square metre?+
No. In Marrakech, declared floor areas, build quality, access, outdoor space, views, permissions, co-ownership and title status can create major differences in value. Price per square metre is a reference point, not a conclusion.
