Since 1 July 2026, an additional 2% registration duty may apply to certain real estate transfers above MAD 300,000 depending on the payment rules set by the Moroccan General Tax Code; it is not added automatically by this calculator.

In practice, a property purchase budget in Morocco includes several distinct items: registration duties, Land Registry fees, notary fees, possible agency commission, administrative disbursements and, when financing is used, mortgage registration costs.

#### Why calculate acquisition costs before making an offer?

In Marrakech, a difference of a few percentage points in total costs can change the amount available for the property, renovation work or financing. The calculator helps you reason from the actual total budget rather than the sale price alone.

#### Notary fees or acquisition costs: what is the difference?

### Rates and rules used by the calculator

The calculator uses the 2026 Moroccan General Tax Code for registration duties and ANCFCC published rates for land registration and mortgage registration. For a mortgage, it applies the ANCFCC bands (0.5%, 1.5%, then 0.5%) plus a fixed fee of MAD 100, with no general MAD 500 minimum for the mortgage registration itself.

Notary fees are shown as an indicative estimate, not a quotation. The final statement must be prepared by the notary handling the deed.
